150 EUREKA STREET – west side of Eureka Street between 18th and 19th Streets; Lot 007 in Assessor's Block 2692 (District 8) – Review and Comment before the Architectural Review Committee on the proposed preservation alternatives in advance of publication of the Draft Environmental Impact Report for the project. The project proposes to demolish one property determined to be individually eligible for the California Register of Historic Resources. The new construction proposes to subdivide the lot into two lots, and on each lot construct a four-story residential building with two dwelling units and four off-street parking spaces (project total of four dwelling units and eight parking spaces). The project site is within a RH-2 (Residential House, Two-Family) Zoning District, and 40-X Height and Bulk District. The proposed project would require a building permit and subdivision approval.

ACTION:

Reviewed and Commented Overall, the ARC felt that the full preservation alternative and the partial preservation alternative were adequate –and well-thought out - for incorporation in the Draft EIR. Commissioner Pearlman noted that the EIR process felt convoluted for sites found to have historic significance based on events that occurred there. Commissioner Hyland noted that the events that had happened here were as important as sites significant with Harvey Milk, and was saddened to see the congregation leave the space. Commissioner Hyland also acknowledged that the project team was taking the process honestly by accurately analyzing the alternatives. Both Commissioners had no comment on the proposed project and felt it was suitable.
